Home Advantage is the medical record for your property.
Your doctor wouldn't treat you without your chart. Your home and buildings deserve the same: one verified history that follows the property, written by the licensed professionals who cared for it.
Every service visit, dated and recorded.
Plumbers, electricians, HVAC, roofers, glass and more, each license verified.
What was done, when, what it cost, with permits and warranties.
Repeat problems and aging systems flagged before they surprise you.
A record you can actually trust.
Seller disclosures rely on memory. Home Advantage records come straight from the job software plumbers, electricians, HVAC techs and other licensed pros already use, and we check every license before their work appears.
Search the address
See how many verified records exist, which systems were serviced and the years they cover. That part is free.
Unlock the report
$49 opens that property's full history for a year: dates, the work performed, costs, permits and warranties.
Decide with confidence
Know the water heater's age before you make an offer, check a building's rooftop units before you sign a lease, or show your upkeep when you sell.
The details an inspection can't see.
An inspection shows how a property looks today. Home Advantage shows what's been done to it over the years, and who did the work.
See the warning signs before you make an offer.
Every report reads the property's full service history for patterns a buyer should know about, so you can negotiate, budget and decide with your eyes open.
- Repeat repair callsFive plumbing calls in ten years isn't bad luck. It's a reason to get a sewer camera inspection before you buy.
- Problems that came backRoots, leaks or backups that returned after they were repaired.
- Red-flag materialsClay sewer lines, Federal Pacific panels, polybutylene pipe and more, each marked open or already addressed.
- Aging equipmentFurnaces, roofs and water heaters near the end of their typical life, so you can budget for them or ask for a credit.
Each flag lists the jobs behind it and what to ask the seller. Risk areas are signals from contractor records, not a diagnosis, so pair them with your home inspection.
Check an address

Good to know.
Who can add records to Home Advantage?
Only licensed service pros: plumbers, electricians, HVAC companies, glass and glazing companies, roofers, general contractors, inspectors and other licensed trades. We check each license with the state board before any of their work shows up on a report. Owners can't add or edit records, so the history stays credible.
Does Home Advantage cover commercial buildings?
Yes. Offices, retail, restaurants, industrial buildings and apartment complexes work the same way as houses. Search the address, see the free summary, and unlock the full report for $49 a year.
Where do the records come from?
From the job software contractors already use, like Housecall Pro, Jobber and ServiceTitan, or from their CSV exports. These are the records of completed, invoiced work, not something written from memory.
Can my brokerage give reports to clients?
Yes. Brokerages get a shared balance of property credits that every agent on the team can use. One credit unlocks a property's report for 12 months, for a listing, a new buyer or a past client. Schedule a Brokerage Demo to get set up.
What if a property has no records yet?
The search will tell you before you pay. The record count, years covered and types of work are always free to see.
What does $49 get me?
Twelve months of access to one property's full report, including any records added during that time. You can cancel the renewal anytime from your account.
Is it really free for contractors and inspectors?
Yes. Once your license is verified, you can look up any home or commercial building and import as much of your own work as you like at no cost.
Every property has a history. Now you can read it.
